You know that fluttery feeling in your stomach when you're about to embark on an exciting new adventure? That's exactly how we feel right now. The dream of self-building a home isn't just about erecting walls and roofing; it's about constructing dreams. When it's a barndominium, the allure is even stronger.
A Brief History of the Barndominium
The term 'barndominium' combines 'barn' and 'condominium', and while it may sound modern, its origins trace back several decades. Initially, these were simply barns repurposed into living spaces, marrying the rustic allure of countryside barns with modern condominium amenities. Over time, these spaces evolved, capturing both the nostalgia of rural life and the comforts of contemporary living. Today, the barndominium symbolizes the perfect blend of historical architecture and modern-day needs.

Acquiring the Building Permit
Building Permits. Securing our building permit wasn't a walk in the park. A building permit is basically your town's golden ticket to start a construction project. It's their way of saying, "Hey, your plan looks good and safe!" By getting one, you're making sure everything's up to code and won't surprise your neighbors with a wonky structure next door. It's like a handshake agreement that you're building responsibly. Trust me, it's a small step that keeps everyone smiling and safe!
Significance of Owning the Land. Land ownership opens doors, especially when you want to act as your own general contractor. Our municipality, for instance, requires you to own your land if you are acting as the general contractor.
Role of a General Contractor
The Day-to-Day of a General Contractor. Imagine juggling – from suppliers, ensuring workers are on schedule, to managing unexpected challenges. It's a role that demands resilience, patience, and an undying passion for the project.
The Perks and Challenges. The helm of the ship is a place of power. Decision-making autonomy, cost savings, and ensuring our vision isn't diluted are the sweet perks. But, it comes with its fair share of challenges that continue to test us.
Advantages of Self-Building
Long-Term Financial Savings. Think of self-building as an investment. Direct dealings, bulk purchasing, and no middlemen fees mean notable savings.
Architectural Flexibility. Ever had a quirky idea for a room or a unique design in mind? Self-building offers an architect's playground. From a reading nook under the stairs to a spiral staircase that leads to a loft, the design's the limit!
Emotional Connection and Pride. Each nail driven, each wall painted, embeds a piece of our soul into the structure. It's more than just a house; it's a testament to our journey, determination, and dreams.
Challenges of Self-Building
The Learning Curve and Research. It's not just about metal and beams. Plumbing, electrical systems, insulation - the list is endless. The learning curve is steep, demanding extensive research and consultations. I am continuing to learn more daily. From asking other self-builders in the barndominium community to watching YouTube videos.
Handling Unexpected Surprises. Bad weather, delayed shipments, or discovering an old tree's roots where the foundation should be – surprises are always around the corner. But as they say, challenges spice up the story... right??
Balancing Life with Project Management. Marrying daily life with the mammoth task of self-building is, at times, overwhelming. But, prioritization, delegation, and a sprinkle of 'me-time' makes it manageable.
Conclusion
Building our barndominium is a kaleidoscope of experiences, a mix of elation, challenges, learnings, and immense pride. As we tread this path, metal sheet by metal sheet, beam by beam, we're not just constructing a house; we're crafting a legacy and that is something to be proud of!
FAQs
Has self-building been more cost-effective than hiring a contractor? In our experience, yes. But it has also meant investing the time and effort. We started this journey in October of last year!
How long did the permit process take? This answer varies on where you live and what the municipality requires, however, once we had our building plans finalized, a manual j and all other forms completed it took 6 weeks.
What's the most challenging part of being your own contractor? If you work fulltime, like me, it can be hard balancing the decision-making with daily challenges and ensuring the project stays on schedule. If you have a sub not show or is taking too long to complete a job, it is your responsibility to get them back on track.
Would you recommend self-building to others? Absolutely, if you have the time, patience and passion to build your own barndo, I say do it! Just know the project will take longer than hiring a turnkey builder but the cost savings well worth it. Just make sure to do all the proper research BEFORE you decide to GC your project.
How are you handling the unexpected challenges? Doing more research, seeking expert opinions within my community or online, and sometimes just going with the flow. There will ALWAYS be unexpected changes and challenges.
